Revised Application (December 20, 2021)
We would like your feedback on a rezoning application at 1728 Alberni St and 735 Bidwell St.
The proposal is to allow for the development of two residential towers (30-storeys and 39-storeys) including a six-storey mixed-used podium. The zoning would change from RM-5C (Residential) to CD-1 (Comprehensive Development) District. This proposal includes:
- 387 strata residential units
- A floor space ratio (FSR) of 10.47
- A floor area of 37,856 sq. m (407,483 sq. ft.)
- A building height of 90.9 m (298 ft.) for the east tower and 117.3 m (385 ft.) for the west tower
- 476 vehicle parking spaces, 22 visitor parking spaces, 2 commercial parking spaces, and 848 bicycle parking spaces
- Reduction of east tower building height by five storeys, bringing the overall building height to 90.9 m (298 ft.)
- Refinements to the overall massing and form of development to limit shadow impacts
- Reduction to the number of strata residential units and commercial space
- Removal of the childcare facility
- Reduction to the overall proposed density (FSR)
